Job Description: Commercial Manager M&E

An exceptional client-side opportunity has arisen for a Senior Quantity Surveyor or Senior M&E Quantity Surveyor to join an established owner-developer operating across major critical infrastructure and commercial assets in Helsinki, Finland. Representing the client, this permanent role focuses on commercial governance and post-contract delivery across an active portfolio of major local developments.

Given the heavy mechanical and electrical composition of modern facilities, candidates with dedicated M&E Quantity Surveying backgrounds across Real Estate & Complex Infrastructure (e.g., Major Commercial Developments, High-Rise Assets, Healthcare/Hospitals, Life Sciences, Airports, or Energy Centres) are strongly encouraged to apply.

Candidates are welcome from Developer, Consultancy, or Main Contractor backgrounds, provided you possess hands-on commercial management experience with complex MEP/M&E package delivery.

Key Responsibilities & Post-Contract Focus

  • Client Commercial Representation: Protect the client’s financial interests and oversee cost control across operational and expanding development sites.

  • Claims & Dispute Governance: Detailed assessment, negotiation, and resolution of contractor extension of time (EOT) claims, loss and expense claims, and major variations (including complex M&E/MEP variations).

  • Final Accounts Settlement: Direct client-side negotiation and finalization of major main contracts, heavy MEP packages, and sub-contract final accounts.

  • Contract Administration & Audit: Manage main contractor terms, change management protocols, and contractual risk profiles.

  • Valuations & Cash Flow: Audit contractor monthly applications, verify variations, and deliver accurate cost-to-complete and cash flow forecasting for executive leadership.

Candidate Requirements

  • Experience: Minimum 10+ years’ experience as a Quantity Surveyor, M&E Quantity Surveyor, or Commercial Manager within construction.

  • Sector Focus: Direct commercial management experience within Real Estate, Commercial Construction, or Infrastructure Assets with significant MEP/M&E package density (Commercial Towers, Hospitals, Life Sciences/Pharma, Energy Centres, Airports, or Major Retail/Mixed-Use Developments).

  • Technical Expertise: Strong background in handling complex Mechanical, Electrical, and Plumbing (M&E/MEP) financial control, variations, and sub-contract management.

  • Background: Client-side/Developer experience preferred, but top-tier consultancy or main contractor backgrounds with heavy MEP exposure are fully welcomed.

  • Right to Work: EU/EEA Citizenship is MANDATORY for direct right-to-work in Finland (UK passport holders must hold existing EU status/work rights).

  • Skills: Strong post-contract claim evaluation skills, variation negotiation expertise, and proven client-side commercial leadership.

Salary & Package

  • Total Package: €85,000 – €120,000 Total Gross Package (dependent on experience; permanent local Finnish employment terms).

  • Annual Leave: 25 days paid annual holiday, plus all national public holidays (11 statutory public holidays in Finland).
