Position: Cost Consultant / Quantity Surveyor (QS)

Location: Tokyo Office (or Client Offices across Japan)

Type: Full-Time, Permanent

Client: Award-Winning Global British Construction Cost Consultancy

MANDATORY REQUIREMENT: Advanced or Native Japanese Language skills (JLPT N1 or N2) are non-negotiable.

Core Requirements (Must be Met)

Language and Communication

Requirement Detail
Language MANDATORY: Advanced to Native Japanese Language skills (日本語 / Nihongo), equivalent to JLPT N1 or N2. This is a client-facing role requiring fluent conversation.
CV Language Please provide your CV in English, as some English language skills are desirable. Fluent English is not required.

Note on Japanese Proficiency: The Japanese language is difficult to master. Do not apply if you are not currently N1 or N2 proficient. Promising to “quickly learn the language” is not sufficient for this client.

Experience and Education

Proven experience as a Quantity Surveyor / Cost Consultant in pre- and post-contract cost planning.

  • Project Focus: Experience with Datacentres Projects or complex buildings (mixed-use, commercial, residential) is highly desirable.
  • Sector Background: Highly desirable to have experience with a Cost Consultancy (PQS). We will consider Main Contractor or Client-Side backgrounds only if you speak fluent Japanese.
  • Education: A degree qualification in a construction-related field such as Quantity Surveying, Commercial Management, Civil Engineering, or Construction Project Management.

Desirable Expertise (Bonus Points)

  • Specific experience in Mechanical & Electrical (M&E) projects for Datacentres, including shell and core construction or fit-out projects. Please detail this experience on your CV.
  • Strong communication skills and client liaison experience.
  • Ability to work under pressure, plan your own workload, and use initiative.

Salary & Application

Salaries will be discussed on a case-by-case basis as this is a local contract. A competitive salary and benefits package will be provided. We are particularly keen to hear from Quantity Surveyors already based in Japan.
